Buying a home raises lots of questions. My goal is to get those questions answered for you and guide you through the home buying
process. This Checklist is organized into 3 main sections – Getting Started, House Hunting, and Buying. As you move along this road
you will probably have questions. As a Professional Real Estate Agent that has been through this process hundreds of times, I am
happy to be available to help you with and questions or additional information you might need. I can often make your home search
easier and faster, so feel free to call at any time.
THE BASIC HOUSE HUNTING AND PURCHASING STEPS
 | | I will use the criteria that you have established: "What kind of home do you want?", and the answer to the question "What Price |
| | Home Can I Afford To Buy?"

- I will apply these criteria in a computer program to determine all those homes that are now on the market and come on the
market in the future.
- I will present you with these choices. You can inspect the detailed descriptions of these homes and their pictures and virtual
tours, and then you can decide which available homes that you want to see.
 | | Once you have made a decision on a home that is right for you, the next step is to make an offer to purchase that home. Your |
| | agent will guide you through the paperwork process of making an offer. Depending on the Agent’s relationship with you versus the seller, they will write that offer to protect your best interests. (Your own Buyer’s Agent will always put your interest first and foremost.)

 | | Again, depending on the Agent’s relationship with you versus the seller, they will present your offer to the seller and negotiate |
| | the best possible price and terms for you.
|
 | | When an agreement is reached the Seller signs the “offer to purchase” and this now becomes a “contract of sale.”
|
 | | From this point inspections, financing contingencies are accomplished and removed, and then other transaction paperwork |
| | takes place until the final time of settlement at the Title Company. “Closing.” At closing or settlement you will sight a collection of documents, including financing documents. You will pay your down payment and all other closing fees. In return you get copies of the documents and keys to the home.

SOME THINGS TO CONSIDER DURING THIS PROCESS:
 | | Unless you are handy beware of older homes in need of repair.

 | | Do you want neighbors around? If you do you may want to consider small lots, condos, or townhouses. If not then consider |
| | larger lots or more rural locations.
|
 | | The most efficient way to know what is on the market is through your agent’s search of the Multiple Listing Service. Many |
| | Internet sites allow you to independently search the Internet to look for yourself at what is available.
|
 | | Financing is a major consideration and you should follow the advice in Getting Started, What Price Home Can I Afford To Buy?

 | | If you are considering buying New Construction is wonderful because everything is new and is energy saving and you will have |
| | minimal initial maintenance costs. But, you should know the builder and inspect the product that they produce and be sure it meets your standards
|
 | | In a Re-Sale home you need to look for wear and tear, any repairs that are required, any renovation, remodeling, and updating |
| | that is necessary. And you probably should always hire a licensed inspector to check out the general quality and condition of the home inside and out. They will inspect all the major heating, cooling, plumbing and electrical systems, and provide you with a written report.
