What is a Short Sale?

When a lender agrees to do a short sale, it means the lender is accepting less than the total amount due. Not all lenders will accept
short sales or discounted payoffs, especially if it would make more financial sense to foreclose; moreover, not all sellers nor all
properties qualify for short sales.

What benefit do I gain from a short sale?

A short sale allows a home owner to sell their property for less than they owe on it and:

  • Avoid Foreclosure
  • Avoid Bankruptcy
  • Protect Credit Score from “Foreclosure”
  • Be free of financial and emotional burdens

There are there main reasons a homeowner is in this situation:

  • Unexpected hardship:  Job loss, change in income, increased debt, family emergencies, etc.

  • Creative mortgage financing:  ARM and/or payment adjustment, deferred interest program (option ARM), 100% financing,
    purchase money, subprime mortgage, 40/50 year mortgages, etc.

  • Market conditions:  Values decreasing, no equity, speculators, flippers

can adversely affect your credit record for up to 10 years.  Short sales typically, show up as “paid" on your credit report; however there can
be a notation that says "settled for less than originally owed.“  This is much more favorable than having a foreclosure on your credit
report.
