Together we determine in writing your specific expectations of my duties to you, and Your objectives as concern the sale of your

Using my Master Market Analysis, we will work together to price your home to sell for best possible price. Our price will be based
on the combination of your objectives and my expertise. We will review the overall market statistics, as well as your neighborhood’
s statistics, and most importantly the statistics as they apply to homes that I list and sell. Pricing correctly is the most critical step
in preparing your home to be sold. As part of the pricing equation we will review all of the possible net proceeds to you based on
the various pricing scenarios.

I will work with you to enhance the features and amenities that make your home outstanding, and then provide you with a detailed,
individualized, Sellers Guide to staging. We will prepare your home to make it stand out from all of the comparable homes on the
market, and maximize its value and price for potential buyers.

I will provide a personalized, written, aggressive, marketing and merchandizing program outlining step-by-step what we will do to
expose your home to my clients, as well as all of the clients represented by the entire real estate community. With my massive
Internet presence and my extensive marketing program we will reach the total pool of individuals that we have determined to be
the specific target buyers for your home.

As important as all of these steps are to the sale of your home, our relationship is the most important part. I will provide you with
my written service commitment to: “provide you with customized service that meets your needs. I promise to keep in regular

best possible price and terms for your home. I will work to put the sale together and keep it together by providing the transaction
management services that handle all of contractual arrangements that are required to reach a successful closing of escrow.
